Acceptance of these terms
By using liveworkplayindr.com (the "Site"), you agree to these Terms of Service. If you do not agree, do not use the Site.
Our role — and what we are not
Actual real estate transactions — contracts, title research, closings, registrations — are handled directly between the buyer, the developer, and the licensed Dominican Republic professionals involved. We never claim "U.S.-backed titles" or "U.S.-style escrow." Property titles in the Dominican Republic are governed by Dominican law, registered in Dominican registries, and operate on a separate system from U.S. title insurance and escrow. Any claim otherwise, from any source, is incorrect.
Eligibility
You must be at least 18 years old and legally able to enter into a contract. By submitting a form you confirm this. Businesses and partners submitting forms represent that the individual submitting has authority to bind the organization.
Listings & pricing
Project descriptions, floor plans, renderings, pricing, timelines, and inventory counts are supplied by the developer or their representatives. We review partners before featuring them, but we cannot guarantee every detail remains accurate between updates. Pricing and availability are subject to change without notice. Always confirm current terms directly with the developer or licensed agent before committing any funds.
Renderings are artist impressions. Final finishes, materials, and dimensions may vary from what is depicted.
Reservation deposits
Read your purchase agreement carefully. Ask your Dominican attorney to review it before signing.
Partner programs
We offer intake for agents, contractors, property managers, and career applicants. Submission of a partner form does not create any partnership, agency, employment, or joint-venture relationship. Acceptance into any partner program is at our discretion and governed by a separate written agreement.
Development Fairs
LiveWorkPlayInDR hosts in-person development fairs in Boston, New York, Texas, Miami, and other cities. Attendance is free unless otherwise stated. Developer participation and featured projects are subject to change. Fair registration data is handled under our Privacy Policy.
User submissions
When you submit a message, form entry, or property listing, you confirm that:
- The information is accurate.
- You have the right to share it.
- It does not violate any third-party right, law, or confidentiality obligation.
- You grant us a non-exclusive, royalty-free license to use the information for the purpose you submitted it (respond to your inquiry, post your listing, evaluate your application).
Do not submit sensitive financial information, Social Security or National ID numbers, or any information you are not authorized to share.
Intellectual property
The Site — including logos, text, brand elements, photography commissioned by us, and code — is owned by LiveWorkPlayInDR / Polanco Advisory Group. Developer-supplied materials (logos, renderings, floor plans, project marks) belong to those developers and are shown under permission. Nothing on the Site transfers ownership or grants you a license to reuse our materials without written consent.
Disclaimers
The Site and the information it contains are provided "as is" and "as available" without warranties of any kind, express or implied. We do not warrant that the Site will be uninterrupted, error-free, or free of harmful components. We do not endorse or guarantee the conduct, licensing, or performance of any developer, agent, contractor, or service provider featured on the Site. Any transaction you enter into with a developer or agent is your decision and your responsibility.
Limitation of liability
To the fullest extent permitted by law, LiveWorkPlayInDR, Polanco Advisory Group, their owners, employees, contractors, and affiliates shall not be liable for any indirect, incidental, consequential, special, or exemplary damages arising out of or related to your use of the Site, any information obtained from it, or any real estate transaction introduced through it. Our total liability for any claim related to the Site shall not exceed US$100. Some jurisdictions do not allow the exclusion or limitation of certain damages; in those cases, our liability is limited to the minimum extent permitted by law.
Indemnification
You agree to indemnify and hold harmless LiveWorkPlayInDR, Polanco Advisory Group, and its affiliates from any claim, loss, liability, or expense (including reasonable attorneys' fees) arising from your use of the Site, your violation of these Terms, or your violation of any right of a third party.
Governing law and disputes
These Terms are governed by the laws of the Commonwealth of Massachusetts, USA, without regard to conflict-of-law principles. Any dispute that cannot be resolved informally shall be brought exclusively in the state or federal courts located in Essex County, Massachusetts. For transactions involving real property in the Dominican Republic, Dominican law applies to the transaction itself; these Terms govern your use of this Site.
Changes to these Terms
We may update these Terms at any time. Material changes will be posted on this page with a new "Effective date." Continued use of the Site after changes are posted constitutes acceptance of the revised Terms.
