Two levels.
Always.
Every residence rises to two stories — no bungalows, no triple-deckers. The rooflines align. The shadows fall the same way at 4pm in July and 4pm in February.
Samanes Brisas del Este is a gated master-planned neighborhood by Pragma Capital — two-level homes only, Casa Club with tennis and basketball, 24/7 garita, and a Samán tree planted on every corner lot. Home to the Vive Brisas turnkey collection.
Samanes Brisas del Este sits inside the Urbanización Brisas del Este in Pontón, La Vega — on the marginal of Autopista Duarte, at the geographic center of the Dominican Republic. This is the inland Cibao: cooler climate than the coasts, shorter drives than the beaches, and the country's fastest-appreciating residential corridor.
Pragma Capital built Samanes the way European villages build themselves — with rules. Every home is two levels. No front fences are permitted. A Samán tree — the community's namesake — is planted on the corner of every parcel. What you buy into is not an empty lot in a cul-de-sac; it's a visual contract between neighbors and a streetscape that will still look composed in thirty years.
LiveWorkPlay In The Dominican Republic represents the Vive Brisas turnkey collection inside Samanes — three casa models built by Pragma and GRM. Buyers who want to build their own home on a titled solar work directly with Pragma's sales coordinator.

Most Dominican residential developments let each owner design in their own direction — which is why, five years in, they look like patchwork. Samanes picks a lane and keeps it.
Every residence rises to two stories — no bungalows, no triple-deckers. The rooflines align. The shadows fall the same way at 4pm in July and 4pm in February.
Homes open to the street through landscaping, not wrought iron. Security lives at the perimeter — the 24/7 garita — so the interior streets feel like a village, not a bunker row.
Pragma plants a Samán tree — the community's namesake — on the corner of every parcel. In ten years, Samanes is a tree-lined avenue. In thirty, it's a canopy.
Pragma's architects — Luis A. Modesto, David Estévez, Emmanuel Germán — designed Samanes around a single vernacular: white planar volumes, deep overhangs, royal palms, and generous concrete carports. The images below are illustrative and may be refined during construction.
The Casa Club is the center of gravity — pavilion architecture, BBQ, courts. Everything else — the gym, the circuit, the playground, the pet runs — radiates out from it. All of it is maintained by the community, not the municipality.

Everything under the street is finished before the homes go up — the kind of detail that separates a real master plan from a subdivision.
The project is named after the Samán — a wide-canopy hardwood native to the Dominican Republic that can grow to forty meters across. Pragma plants one on the corner of every parcel, at the community's expense, before the homeowner moves in.
It's the slowest amenity in Samanes. It's also the one that will matter most when the children born here are grown.
On the Marginal de la Autopista Duarte — the commercial spine that runs Santo Domingo to Santiago. Samanes is centrally placed: close enough to the Cibao International Airport to receive a Friday-night flight, far enough from city traffic to sleep quietly.

Founded in 1992 by Ing. Julio Enrique Cabrera Pérez. What started as a land-sale business has grown into a diversified Dominican development group — construction, funerary services, industrial infrastructure, and hospitality all sit beneath the same banner. Samanes is the residential flagship.

Two legitimate ways to live at Samanes. LiveWorkPlayInDR represents turnkey homes inside the community — the Vive Brisas collection. For solares, you work directly with Pragma Capital's sales coordinator. We keep the two paths separate on purpose.
Three casa models — 170, 220, and 242 m² — built by Pragma Capital and GRM. Every home is land + build bundled, delivered turnkey, with DHF mortgage financing available (ITIN accepted).

Samanes Brisas del Este is a gated master-planned community developed by Pragma Capital inside the Urbanización Brisas del Este, in Pontón, La Vega. The community is designed exclusively for two-level single-family homes and includes a Casa Club with BBQ, tennis and basketball courts, gym, running circuit, playground, pet-friendly areas, multipurpose hall, and 24/7 garita security.
No. LiveWorkPlayInDR does not sell raw land. If you want to purchase a titled solar directly from the master developer, we refer you straight to Pragma Capital's BDE sales coordinator — coordinadorbde@pragmacapital.do or +1-829-762-3117. If you want a turnkey home inside Samanes, LiveWorkPlayInDR represents the Vive Brisas collection — three casa models (170, 220, 242 m²) built by Pragma Capital and GRM.
Pontón, La Vega, Dominican Republic — inside the Urbanización Brisas del Este, just off the Marginal de la Autopista Duarte. The community is 20 minutes from Cibao International Airport (STI) in Santiago, 35 minutes from Santiago city center, and 1 hour 30 minutes from Santo Domingo. Jarabacoa and Constanza are a 45-minute drive into the mountains.
Three rules shape the community's visual language: homes must be two levels, front fences are not permitted, and a Samán tree is planted on the corner of every parcel. The result is a streetscape that reads as a single designed neighborhood rather than a patchwork of individual styles — rare in Dominican residential development.
Pragma Capital is a diversified Dominican development group founded in 1992 by Ing. Julio Enrique Cabrera Pérez. The firm operates across five verticals: real estate (1992), construction (2002), funerary services (2011), industrial park (2023), and hospitality (2025). Active portfolio: 4 projects in process, 1,920,000 m² developed, 779+ satisfied clients. Samanes Brisas del Este is Pragma's residential flagship.
Yes. Foreign nationals have the same property ownership rights as Dominican citizens. You do not need Dominican residency, a cédula, or a DR bank account to buy a home or a titled solar. Your title is registered with the Dominican land registry (Jurisdicción Inmobiliaria). For US buyers pursuing the turnkey Vive Brisas route, DHF mortgage financing accepts ITIN holders without a Social Security Number.
Visit the Vive Brisas page and use the reservation form at the bottom. US$2,000 holds your lot and casa model for 30 days. The deposit is applied to your down payment at closing. A representative will confirm your reservation within one business day.
Contact Pragma Capital's BDE sales coordinator: email coordinadorbde@pragmacapital.do, phone +1-829-762-3117, or Instagram @samanesbrisasdelesterd. Pragma's published reservation terms: US$1,500 or RD$100,000 holds the solar, 20% down payable in 3–6 months, and internal financing up to 24 months on the remaining balance — or a DHF mortgage up to 20 years.
Solares start at 500 m². Typical lots fall in the 500–700 m² range based on the published master plan; some corner and perimeter lots exceed 800 m². Final dimensions for any specific lot are confirmed by Pragma during reservation.
La Vega is the Dominican Republic's third-largest metropolitan area and sits at the center of the Cibao corridor — the country's fastest-appreciating inland real estate market. It's on Autopista Duarte, which gives fast access to Santiago, the airport, and the Jarabacoa / Constanza mountain circuit. The Cibao climate is cooler and drier than the coasts, and La Vega is famous for Dominican Carnival (February) and its proximity to the highlands.
Yes. For the Vive Brisas turnkey route, schedule through LiveWorkPlayInDR after you reserve. For direct solar purchases, Pragma's sales coordinator arranges site visits on request. We can also coordinate Zoom walkthroughs for buyers who cannot travel in the short term.
Dominican annual property tax (IPI) is 1% of assessed value above a threshold (approximately DOP 9.6M / ~US$152K as of 2026). A first-time buyer exemption may apply. For closing, we can refer an English-speaking Dominican real estate attorney and a Dominican CPA.
